And again, I agree 500% with Don, agents have a fiduciary duty in advising their client and seeking the best possible financial outcome, which IS to put the listing on the MLS and let ALL investors see it and compete for it, and yes, there may be retail buyers too.

Depending on your strengths and experience, you may choose to do some of these services yourself but like most things in life, you are trading your time for cost of having someone else do it for you.I think it really depends on your strengths, how you want to spend your time and much you want to scale your business.
