We have not done any of the traditional, tourist week-to-week rentals. 

Both locations are tourist areas with lots of beach front condos.

Places are hot on Camano Island since it is a tourist destination.  

If I can make so much more selling trinkets to tourists who feel bad haggling, why should I go to college, encourage my kids to educate themselves, etc?

You can find out what the property *should* be doing using a number of the STR data subscription services (none are perfect, but the overall trend is usually correct), or from getting projections from some of the larger, (or not necessarily larger, but more tech-forward) management companies, and also using the ENEMY MethodCovid has actually caused a boom in true, regional vacation rental markets, as most tourists aren't comfortable getting on planes or going to large metro areas yet.

In my area the historic part of town is a big tourist destination and the historic neighborhoods are highly coveted.

2) Airbnb - similar to the above strategy, Airbnb is a fantastic one as well since Denver gets a lot of tourists.

It's in the heart of a tourist destination with highly coveted dining/retail brands that are NOT in co-tenancy with the theatre and are doing quite well.Thanks to current conventional wisdom with regards to theatres, I feel I'm in a unique position where I have the chance to come up with a creative utilization concept that may lead the way for the thousands of exhibition screens currently sitting idle or way below break even utilization.Bottom line, much smarter people than me on this forum and would love to hear ideas, crazy or otherwise.

I think west palm is a great area due to the number of tourists giving you the option of doing short term rentals/airbnb in addition to longterm.  

Regarding Blue Ridge, I've been there a couple times and enjoy it, but I don't know what those numbers are or how many tourists go there every year (aka I haven't done full research haha).
