Hey so I'm looking for a rental property in OC and surrounding areas, I can afford a 400 to 450k home, the problem is that it seems like everyones buying in that range and its hard to find a property that will cash flow.

I am mostly interested in SFRs for flipping in Oakland, but also surrounding areas like Richmond, San Leandro, Hayward and up until Walnut Creek, Concord and Pittsburg. 

The horse is "king" in this area with pristine pastures surrounded by white wooden fences.

Last time I checked there were a few dozen in the surrounding areas now there is none or maybe one property listed.Are these properties being listed in a different way now or just not as many foreclosures?
