We weren't super happy with anything we were seeing on the market, so my husband and I had just started writing letters and looking off-market... until we saw this property.It'd been sitting on the market for months.

I totally agree with having to act quick, especially in competitive markets. 

We are Canadian in invest in the US.We work in the Detroit market where we have a great team on the ground and are finding exceptional deals.

Unless you are finding off-market opportunities direct to seller, I can't imagine the deals working on BRRRR.

Usually, a Sub-To deal has a better rate than the market rate and so does seller financing.

I am also willing to do vacation rentals, wholesaling, BRRR, fixer-up properties, off-market deals, fix & flips, etc...

I'm planning on buying a LTR at the moment, likely small multifamily. markets are hard too.
