I was looking at placing some money into a passive investment of sorts and was considering Fundrise or Arrived.

Yeah, the whole real estate investor seminar stuff is always funny to me.

Simple maintenance stuff.  

If I found any of the type of notes he was seeking I would have bought them myself.He did seem like he knew his stuff pretty well as I recall, but I can't vouch for any of his courses or anything.

It's paid off and I have a lot of storage for the stuff I need for rehabbing so I would need to find a place that has enough storage for all that.REALLY appreciate the feedback and I will look into equity on the current properties and DSCR loans.

. ;-)  well working south side of Chicago  south jackson MS  Baltimore city  Philly west side I understand the risks .. and I am with my clients who are armed most of the time and when i started buying this stuff it was south of 8 mile in Detroit.. so understand that risk.when I bought courthouse steps in the PNW  Portland SW washington no so much worry about armed folks although that has probably changed with the housesless folks / squatters these days.

Good stuff - I will be interested especially in the Short Term Rental space - the constantly predicted "AirBnBust" these last two years has simply not materialized (mostly due to the fact that most of these borrowers are locked in at 30-year fixed low rate debt from '20 or '21.)Lot of people caught up in the hype (amateurs) maybe will look to "get out" in 2023 with a somewhat drop in rates and stableish prices - lots of professional STR investors on the sidelines ready to come in - could be a robust market again as the march toward consolidation/institutionalization of STRs continues

Someone booked and then the evening before their arrival the next day messaged me and said they would be arriving at 6 AM and needed to check in then.

The insurance company counted all of the labors, such as moving stuff in, moving this out, or prep time.

If the latter, I'd tell the seller to stuff it.
