I’m a big picture guy; and my strengths are in execution towards an end state, not necessarily in the details that go into acquisition or sales (that much I’ve learned so far).Since being exposed to real estate about two months ago (stumbled across a book) I’ve been pouring over everything I can get my hands on to shorten my learning curve and ultimately decide what it is I’m interested in.

I'd say 5% would be very attractive, and 8% would feel a little high, so that's a realistic range, though it's tied somewhat to your financial strength as a borrower (this range will also fluctuate with market conditions, so if you're reading this post in the future: 1) Congratulations for surviving 2020!

(There was just a great BP podcast about a guy doing this in Seattle.)Actually, there's a trend here now of new-construction duplexes with huge bed and bath counts, like 5 bed/5 bath's and 4 bed/4 bath's.Reading your bio, I feel like buying in PHX isn't playing to your strengths, you know?

We're hoping to salvage the appliances and perhaps replace them after the next tenant but that all depends on how clean we can get them.I've yet to come up with a simple landscape plan (not my strength) so if anyone has any great ideas, we're open to hearing them.The house was built as a 2/1 and at some point (I believe in the 80's), the garage was converted to another bedroom/living room with a fireplace.
