- Purchased a 1960's vintage building, 18 units, in 2017 for $1.5M- In a major urban city in the northeast- Put $400K down and have paid down $100K in loan (so the balance is $1M)- Purchased it to supplement my 9 - 5 and use it as a resource of income to retire (15 20 years from now)- It's comprised of studios, 1 bedrooms and 2 bedrooms.

For this reason, it can often be tricky to try to retire, or otherwise count on your cashflow to live off of during the first few years of ownership.

BTW, my year to date has been on par with last year with ADR up a bit and occupancy down a bit (which I prefer) and my fall is looking stable given I’m in the hurricane prone area of SWFL.

In a lot of ways i still feel 18 and i still have so much maturing to do, however i do feel mature in many aspects, i have a stable career, i pay all my bills, i have a car bill but it will be paid off ASAP (less then 300 a month) and no bad habits/addictions.
