I don't own in Scranton a lot of properties, But I still think 2K is a bit overpriced Especially if you make your tenants pay utilities, But I might be wrong, just wanna make you aware so you make sure before you go into any deal. 

So all you see is problems.

You pay 10% penalty plus taxes (lets say state and federal of 25%) - so you are paying $70k in taxes so your $200k is now $130k.

so, to recap, you need cash for: down payment + closing costs + holding costs.for a new investor, a live in flip might be a lower risk option than an outright flip.
