I wish they would drastically simplify the tax code, broaden the base, and cut from the budget every year until we get the fiscal house in order.

Setting up ACH transactions from tenants shouldn't cost the pm more than $15/month (just factor this into your rental amount), and then you have access to transaction records online for all payments - simplifies your accounting too.

The debt was necessary to enable the purchase of the 12% asset, but the debt itself is still a liability on your personal balance sheet and cannot be described as anything but a negative to your total net worth.The reason I say this is because it's important to not overly simplify for those who don't understand the financial numbers.
