Technically you could setup a C corp, but that is even more overhead and not worth it unless you plan to have outside shareholders.

Does this mean IF I sell 49% of my LLC to investors, the asset will not be reassessed because I'm still the majority share holder so there's essentially no Change in Control or Ownership?

As long as you're comfortable with yours and your satisfying your responsibility to your shareholders, that's all that matters.I'm comfortable saying I don't consider it unethical to not rent to someone who can't (or won't) communicate.

Its perfectly legal and for future due diligence purposes, they leave a copy of the judgment posted indefinitely along with the individuals name, state and city and or company and shareholders name posted on the website until they either(1) contact the creditor to work out a payment arrangement (2) come out of hiding to allow the creditor to gather more information to help serve them with additional paperwork or locate assets or ( 3 ) pay their debt in full

I have also been reading alot of posts that state the profits on the end sale can also be paid out as dividends to corporate officers or shareholders at the end of the year.

I get to keep all the return and reinvest because I can handle the portfolio myself without having to pay employees to manage, and pay shareholders and partners who I would have to bring in for hotel projects.

From what I understand, equity REITs make money for their shareholders by paying out dividends on whatever the properties produce, and 90% of income must be paid out in dividends.
