I have all this in the ad/listing to weed out those that won't qualify:  I have my personal requirements as far as credit score, that anyone over 18 must be on the lease and submit to background and sex offender checks, income must be 3x the rent, no eviction hx, good references from all LL for past 5 years, sec dep requirements and first month rent due at lease signing, deposit required to hold property (applied towards first month's rent), and renters insurance requirements.

@Brian E Betts  nice of you to step in.. the aussie investors got hammered I wrote an e book for aussie investors which outlines what they need to watch out for .. as I was posting on the property investor forum in AU ( AU version of BP) and it was evident to me that US promoters were simply ripping these nice people off.. some of the AU investors though need to be held accountable they went for pie in the sky returns and did not calculate risk.. lots of money lost that's for sure and in more places than just your area.the buy rehab and sell sub prime owner occ is a very big thing in that area of the country and fraught with fraud and crumbled deals.

When you start to compare against each other things get hairy.Both age and sex are protected classes, discriminating based on either is illegal assuming you have more than 3 units (3 or less is exempt from fair housing laws).
