Hey guys--I have a semi-complicated issue involving renting out rooms in my primary residence and how the mortgage interest / property tax deduction can be applied.I own and live in my house and also rent 2 rooms.Here are the financials for 2017 (numbers are not exact):Total Rental Income = $10,000Total Expenses, Depreciation, etc.

We will add larger baseboard and paint the baseboard, balusters, window trim, and mantle semi gloss white. 

Liquidity is going to be semi important.

I am semi-experienced in RE and they have been nipping at my ankles to get into a project with me.

I just became semi-retired and want to move into RE investing full time.

He also uses the standard contract which helps when the seller has contract reviewed or remembers what the contract looked like last time they sold.If the seller is semi motivated, I will follow up with them every couple weeks or month.

Also, we painted the trim/doors/cabinets with a latex semi-gloss white, and it keeps getting dirty and the dirt wont wipe off.
