Most auction companies if the house is occuppied will tell you your not allowed to approach the homeowner.I violate this everytime.. set max bid and semi stick with it though.. but one trick is its human nature to stop at round numbers IE I will bid to 205k and thats it..

I rounded up just for ease of calculating, and even at that slightly inflated base the return is over 9% pre-property tax, which is much higher than the 2-3% pre-property tax yield around SF.Which begs the question: Why aren't more investors jumping on these?

The reason I ask is we are pitching this model to friends that may want to invest and get involved and I want to build an accurate performa.That being said, do you all have insight on what the original startup cost is for furnishings, small appliances such as coffee machines and first round of consumables (ie coffee, cleaning supplies, toilet paper etc)?

I'll have to do some guess work and rounding, but if I were to split out all of my estimated monthly expenses, I think it might look something like this:Mortgage: $468.84Current Property Tax AVG. / month: $125 (not including the homestead tax exemption)Home Insurance Avg / month: $108 (I'm actually still looking for a good insurance agent who can help me with this)General maintenance/ wear and tear budget: $100Vacancy rate estimation: 10% of gross rent, or $150Property management rate: 10% of gross rent, or $150 (I'll be self managing, so I'll pay this to myself!)
