Most auction companies if the house is occuppied will tell you your not allowed to approach the homeowner.I violate this everytime.. set max bid and semi stick with it though.. but one trick is its human nature to stop at round numbers IE I will bid to 205k and thats it..

I can't set up appointments for every unmotivated seller call I get, but you also don't know who will come round later.

I think though it is a traditional year round market with some rentals targeted to students.  

Again I'm sure we'll meet people as we go to the local meetings and meetups, and I have a number of connections now with different investors that I'm making the rounds with, but I just think this BP group is very dynamic and well connected and I thought I'd share my need here. 

I rounded up just for ease of calculating, and even at that slightly inflated base the return is over 9% pre-property tax, which is much higher than the 2-3% pre-property tax yield around SF.Which begs the question: Why aren't more investors jumping on these? 

The reason I ask is we are pitching this model to friends that may want to invest and get involved and I want to build an accurate performa.That being said, do you all have insight on what the original startup cost is for furnishings, small appliances such as coffee machines and first round of consumables (ie coffee, cleaning supplies, toilet paper etc)?
