We own our own stuff directly, and thus can simply ride out long down cycles (as long as we are not over-leveraged) and continue to collect the rent.These syndication deals which have expiration dates seem inherently risky to me - I guess you got free equity for putting the deal together so there's no downside for yourself.

I renew some folks or go month to month with others and it rides with attention as needed.On exception, the one condo I still have rented has a six month minimum rental term.

I would definitely recommend reaching out to other agents in your office and volunteering to help with some of their more menial tasks (things like attending appraisals, inspections, open houses, etc)It's hard to portray yourself as an expert to a prospective client when you've never been involved in a deal, but if you can fast track that a bit by riding piggy back on someone else's it will accelerate you and help build that comfort and experience.

The reason I mention this is because the one right before this one (Jan. 1) I pretty well lay out my crazy ride to get to where I’m at today.

The only thing I could say add to that is visit the city/cities you're looking to invest in and do a few ride arounds with a realtor or two looking at properties. 

The buyer walked thru the property, and everything was fine except the roof, it’s got hail damage, and the buyer doesn’t want to deal with fixing it.
