There is a whole market out there where folks purchase properties and resell them at a premium via seller-financing or lease-option to folks that wouldn't qualify for traditional lending.If you're really interested, you might as well shoot out your lowball offer or a letter expressing your interest to purchase at a lower price and asking for further communication.

How long would an issue like this take to be resolved through tittle insurance, I have zero experience with tittle insurance claims, is this something they would handle right away, if I’m ready to resell the property and the lien becomes an issue.

@Will BarnardI was getting the 80k from a loan officer at the credit union that my dad is close with and I was estimating that number just to be a little conservative with what I think I could resell for and because it’s also smaller than the surrounding houses.

Also, be very careful about what you think you resell the house for, what the rehab will cost and what would like to buy the house for.When analyzing scenarios such as this you really need to reverse engineer them by identifying the most accurate comps (bring in an agent if you struggle with this but just look for properties of similar size, characteristics and location that have sold in the last 6 or 12 months).
