I personally do give breaks to repeat clients, so maybe talk to him.her about discounts on future deals.YOu can call around and see what other reputable agents are charging in the area.When you say a finders fee for off market deals, these may be deals where the seller is not paying a commission and he/she is using her network to find flips, foreclosures, probate. etc.  

My best advice is build your reputation by doing what you said you were going to do, when you said you were going to do it.

Getting in front of the potential lead is key, but I would be careful about doing it in a way that could lead to some bad word of mouth that could harm your reputation early on.

What I can tell you so far is that Lease317 has a good reputation for property management, although I hear they are picky with the types of properties they will manage.  

I feel like my buyer got an exceptional deal on this home, mainly because I wanted the security of having it sold and at the earliest possible settlement date.I could easily see how a seller who doesn't care about their reputation would be more likely to cut corners and skip on some small details in this scenario.

If this is not an option, I would consider networking to find a reputable GC in your area and then paying them for their time to walk through the house with you when you visit prior to making the offer.
