Or in better terms " the game of hot potatoes"- who or which investor is getting stuck holding the bag.

It was a "solid" i was going through a realtor on both sale and purchase. the realtor blamed the mortgage lender.. but yet i was the guy holding the bag, i received the deposit which only covered 2 months of mortgage. 

Which reminds me, got a score to settle with some old bag, need to buy her certificate and get her house foreclosed for her.

I wanted to alert the BP community to something that is going on in Arizona and is a scam by tenants looking to break their lease.Our friend rented a house to someone that was a little odd and a bit of a allergy freak...

I think the problem is not that they do not want to fix it up, but they were sold a bag of goods from local real estate hucksters about high ROI on these cheap worthless properties.

I like the idea of shared employee, so I hire someone as weekend staff, they hve regular jobs but needs the extra boost for that bag she likes at the department store, this helps out an individual and is cheap, extra income is always good, they also tend to help and go out of their way for you.

It seems like a mixed bag of pros and cons. 

At that point we bowed out of the program.When the tenants moved out (with no written notice of course..and no rent for that month) they claimed no damages,  ignoring the 24 bags of garbage, the three broken appliances, the broken furniture and the unplugged but still half filled chest freezer (gag) of food they left behind (poor people tend to save EVERYTHING even broken stuff).The irony of these poor folks with their adult daughters who appeared to produce children with anyone they dated and no one seemed to question six grand children with six different last names is that mom and dad were supposedly very active in their church. 

If they require a minimum purchase to rent the machine just buy the minimum, say 20 bags of insulation, and return what you don't use.

Your years of experience as a real estate professional and getting the best price for sellers is of no use to sellers who are about to lose their property and can't find their way out of a paper bag.
