I would highly recommend getting your license for property management, and/or realtor.  

I'd say the amount of time for the labor seems high.

The challenge was balancing the relationship between landlord/tenant and a personal/friendly relationship.

My bank already approved me at 7.49%, which is quite high, but manageable.I like the idea of using hard money to close quickly and then refinancing later, but my main concern is speed , I’d need a lender who can move fast to secure the deal before the seller changes their mind.Appreciate your insights!

Even though there is low inventory, interest rates are high, and many properties don't cash flow, look harder there are always deals, you just need to find/make them.

BiggerPockets also has a calculator to analyze deals, and I highly recommend you start this as soon as possible, even if you are not ready to buy.

It is right near the hospital and now Mass Gen bought out Wentworth Douglass Hospital so our units are in high demand.

Waste of time, huge room for error and zero reason for a customer to do this.....any Contractor worth his salt will have better pricing/quality/selection on the big stuff and will have guys on his crew that can do those dreaded 'parts runs' for the little stuff.
