Almost always the PM has earned their management fee for the term of any tenant they procured, even if you terminate the agreement. 

If you don't have much money to spend then there are other ways to build up a portfolio of properties where you don't need much capital but, you will need a lot of TIME, energy, focus and hard work to find, locate and procure properties in this niche.   

How do you procure a sponsored broker to sponsor your license for property management?

The majority of the assets I have helped investors procure this year were acquired within the past 1-2-3 decades.

Not if you are the Fed chair squawking "transitory" like a parrot, who now looks like an ***, and not if you are a BP poster for the same reason.

Moving forward, I'd really like to only procure tenants that fill up my halls with top shelf strains like the "Super Lemon Haze" you described.

If so, then yes there may be a procuring cause claim.

I think in general, 50% of the first month of rent to procure a tenant and 10% per month thereafter as the monthly management fee is fairly common.
