Significant advantages are commercial valuation models w/value add plays and scale, difficult for small players to enter this space w/o a lot of capital and experience on their own.There are many niche areas as Dan mentions.  

I think you can find a CD player for like $20 nowadays, cheaper if you buy off Craigslist.

Continue to network and connect with as many 'players' in your area as possible.

MHP's are a niche market where a lot of the players know each other.  

You can also have someone look up recent cash deals on the MLS- if you have someone with access.Get out to some REIA meet-ups and find out who the serious players are then send them your deal package or other info as well. 

Its seems there are good deals to be had there but also it seems like a lot of big players are building are apartment buildings which are taking away from the smaller, older Multifamily homes.

The Title companies are also the escrow companies and its all the national players..

I can't held thinking if Chloe Eudaly works with the big developers behind the scene wiping out small owners to help the big players monopolize the rental housing market.

I have considered those but they would need to be much much lower for me to bite, I am a value add player these days.
