@Dennis Johnson- I've paid for various guru courses and coaching programs and here's the benefits that I've experienced:Specialized knowledge from people that have achieved a status that I aspire to be at (as opposed to taking all types of info from random people on the internet). 

We prefer to keep it app based so that we can utilize our smart phones as opposed to going through a costly fixed video intercom monitor in each unit. 

Now he's claiming I should only make them replace the glass and the latticework (basically repair the door) and I am not opposed to this, IF it can be done and I told them that.They're just making me feel unreasonable and I know that's what people do, they try to justify their horrible behavior, but it's really starting to make me sick (literally) with anxiety.

Similar downpayment of 5% (as opposed to the FHA 3.5%) and the closing costs will be lower. 

But I'm apprehensive about putting my plan into motion.I'm seeking real world experience as opposed to the text books I've been reading.

If you're looking to earn some extra capital on the side and want to only spend $3k-$5k furnishing a place as opposed to $30k-$50k rehabing one, I think this is a great option. 

I am never opposed to spending money on training, investing in myself, paying for specific things like mentoring, services, etc...... but WOW the price blew me away.  

I know how to estimate (very roughly) but my estimate at this stage always feels like more of a guess based on a few slivers of information as opposed to something I could bank a deal on.
