I guess I could take some of these off-market offerings into a partnership... but its just not my style at the moment and I do not have the network to pitch it too.

We have financed everything to date with our own capital but are quite illiquid at the moment given other projects we are working on, hence the JV.

Also, having an "Instagrammable moment" like a mural with your own hashtag on it as a focal point makes the social media game much more intuitive for your guests.For those with retreat properties who need to hunt down event clients, I'm hearing great things about South African VAs for outside sales. 

I am feeling overwhelmed at the moment so I am hoping for some advice and recommendations to help with my acquisition of a $3MM 40-acre property with an established $800K event business.

But as far as networking that's my main priority at the moment.

I would prefer conventional loans as this is my first investment property and the hard money is a bit out of my comfort zone at the moment.
