Thanks, so it sounds like the steps to send the seller are:1) Letter of Intent (LOI)2) Earnest deposit based on a 21-days inspection & financial contingencies3) Coordinate time with the seller to have an inspection & general contractor (GC) walkthrough4) Calculate the amount of repairs/fixes required to see if it makes sense5) Ask the seller for lease docs (estoppels) in addition to rent rolls, maintenance, and all expenses6) See if the bank approves the purchase7) Purchase, send the tenants a document that says I'm the new owner, and start rehabDoes that sound right?

I went to the bank to get a pre approved letter as and was denied bc of my income.  

What brings guests (tourism, professional, mix of both?)

It does seem that is both a mix of a faulty PM company as well as a picky tenant - not a good combination. 

On Friday afternoon and over the weekend I did all my due diligence (visible condition, title letter, city violations, outstanding utilities) and everything is pretty clean.

Try to find a good mix between work and how you want to live.

The land is also already entitled for mixed use so we have the commercial piece as well.

Hello @Raul TiradoI am currently working on a 2 units over 1 commercial mixed use property development converting it to a 6 over 1 in Bushwick, Brooklyn.

Main priority is the screening/lease/onboarding and the occasional letter I might want to store for recordkeeping.
