OUT OF State  market like I said kind of weird 200k STR in pittsburg ( maybe I am missing something)  Etc etc..

Did your inspector miss this?

In terms of design, you want to have your own idea of the market and design and amenities needed based on locality and what the top STRs in your area are doing or what they are missing.

You are missing the following:  capital improvements, working capital, closing costs, pre-payments, and anything else you will need to pay in advance.You are missing several income and expense lines. 

Hoping maybe someone has some insight if these are good options or maybe we’re missing some other cities!

They could have come in with the moving boxes, which is the most likely culprit, but they could have snuck in some other way.My lease says I will deliver the home pest-free and handle any pest treatment for the first two weeks in case we miss something.

A small 18 inch square would suffice, then you can just patch that section. 

With regard to the deposits, I probably just missed that with all that was going on that day.
