How can I adjust my account so that I can post in the marketplace, and so I stop getting flagged for saying the wrong thing.

These forums have been talking about the scarcity of deals out there for investors to buy multifamily properties, but I have been looking at the Bigger Pockets Marketplace and LoopNet for deals and have seen several that are interesting.

I was thinking Vinyl plank flooring, and used SS appliances off craigslist or Facebook market place and also the scratch and dent stores.Upgrade bathroom?

. 😩💸..to the second part of your question:'The book on how to estimate Rehab budget' on BP should be your first lecture, the forums and podcast are a great start too, most questions you might have, have most likely already been asked (and answered) by someone else before :) A wholesaler will HAPPILY do the math for you, but you should ALWAYS do your own due diligence and math, so you can be sure the deal is what people say it is ;)  I am going to post my deal on the marketplace tomorrow, if you're interested in that particular deal let me know,or  if you are interested in general Las Vegas Questions, I'm always happy to meet / talk to other driven guys in the valley and talk real estate!

all cash2. larger than traditional EM3. as is no inspections.. just look at it when your making an offer and know what your looking at.. 4. be realistic.. on what kind of returns are happening in the market place you may be unrealistic.. 5. go find them off makret do your own direct mail or drive for dollars type gorrilla marketing if saving 5 to 10k is that important.

The solution is to get the property under contract before promoting it to outside investors.Many newbies are of the misguided belief that because they’ve identified what they think is a good deal in the marketplace they can find a money partner and get 50% ownership for finding the deal.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.
