In Santa Rosa, CA they are using ~$330 a square foot for mid-priced homes (300-500k) and a 2.5 million dollar home like that it is at $500 per square foot to rebuild after the fires.   

Finding flips/wholesales that are NOT in crime-prone areas, or if there is a way of doing those without ever setting foot in those areas.I live in Denham Springs LA.  2 years ago we had a great flood. 

We however do not trade on a price per square foot basis here, so the exact size is a moot point here.

This will require new cement footings etc.

I maybe shot myself in the foot with explaining my rental price analysis and tried to have open conversations about this?

Get the price per square foot of similar sized lots that SOLD in the area.

Take the cost of it from her security deposit.If it wasn't in the lease and you're footing the bill, then wipe down all the surfaces including the ceiling with vinegar or ammonia mixed with hot water.

The current Rite Aid could be at 25 a foot for the 10,000 sq ft box.

I’m hoping I can get as much knowledge as possible from bigger pockets that will ultimately result in getting my foot in the real estate buiseness! 

As for risk tolerance its something i am up for and could be an amazing start for learning and getting my foot in the door for future properties.
