We did consider/evaluate that option, and have done multiple flips, but at those points have been under contract since New Year's Eve and carrying costs for another 2-3 months without a guaranteed sale is not the risk we want to assume.

Hey Justin,Our borrowers have successfully used all of these wholesalers, but these investors all have one thing in common in that they conduct their own due diligence. 

Some agents will do 3% but asking anyone to do 5.5%(2.25 to each side) is not going to be attractive.

but maybe i don't understand what you're trying to accomplish.  

So, if your current rent roll is still on the lower side, it could limit the amount you can borrow right now.However, if you have even a partial track record showing improvements.. say a few of the units are already updated and attracting higher rents.. a lender might take that into consideration when underwriting.

@Brenden Stadelman I found that agencies work well short term, but they are not a viable long-term solution.

I would like to continue manage the props through the leasing  cycle but need help to market my property and get qualified tenants asap. please help. 

But just like a lot of things, what is increasing here, could be decreasing in a few cities over.
