Large assignment fees are easier to negotiate on bigger ticket properties as the numbers generally are just bigger.

The goals to make this easier for the landlord to incentivize them to continue to rent to you so that you can run your business out of their unit. 

Marginal views are more of an amenity, but with an incredible view, people are willing to pay extra and they are looking specifically for that epic view experience.  

It's much easier to make the situation more favorable for yourself if there's multiple offers on the table.I understand you use an entry only listing service.
