Frank, For a rookie investor with low capital looking to build a rental portfolio, the best strategy is house hacking: buy a small multi-family home with a low down payment (FHA or conventional loan), live in one unit, and rent the others to cover your mortgage.

-Will it be robust enough to track additional business expenses that are NOT tied to a single property (IE; Business insurance, Home office, ETC?)

@Emily Gowen so as you pointed out you would not have to do a 1031 exchange on your current home to avoid the capital gains tax and coupled with what Dave Foster pointed out I think, speaking from experience you would have a high likelihood of success. 

I sent my first builder deposit for a home in Lehigh acres Florida in Sept of 2022 and the land is still vacant.  

I do have equity built up in my home, but I don't want to be saddled with yet another payment.

Home price appreciation is still trending up, but cashflowing rentals are difficult to find for the most part.
