Ran into my first hiccup & will only be able to have a one bedroom rental in the garden unit b/c of light/ventilation requirements for code.

I currently teach full time but think real estate investing is something I would like to pursue along side my teaching career.

I do not like tenants that do this as it proof/signs that they can not afford it and one little hiccup and they are late with the rent. 

I have a full time job and would be able to afford any hiccups that came with owning rental units.

Further, since we invest our own money alongside our investors in most deals, our interests and those of the investors are further aligned.What the investor's give up in this scenario is the sole discretionary management of the asset.My gut feel is that the majority of note brokers hope to satisfy their buyers as they hope for repeat business.  

Also, the thoroughfare, Wall  St, which runs alongside the bottom of Five Mile along its northeastern side, was recently reduced from four lanes to 2-3, causing traffic to become much worse (I think in an attempt to push traffic over to the new north/south corridor that I mentioned above, but it's far away and not as convenient for a lot of commuters).

The hiccup will be the required 7 day advance copy of the Precise closing statement for financed buyers.
