This agreement is just like a listing agreement when you go list a home, you are hiring the right person for the job, so this is the same type of contract, but this person is hired to find you the right home. 

My experience in the MS TN market is that MLS listings rarely sell for list price under less they were very aggressively priced to begin with.

Wholesaling isn't my specialty, but for those wholesalers I've worked with generally aren't looking to give you personal tips or strategies to be more consistent, they're generally just say, "get a list, call all of them, and then follow up in a week" or something similar.

I have property here in San Antonio as an active duty member as well and there are over 10k properties listed for rent in the city.

I'm a Realtor with a couple properties listed in Boise, ID and a neighboring town for my investor/client that are currently rented as co-living or rent-by-the-room and getting killer income. (7.3% - 9.5% Cap rate) So far, every inquiry has been baffled by the concept of co-living or rent-by-the-room and immediately ask if they're being run as a halfway-house (which they are not).

Its no different than hiring Remax to list and sell a prop. they just dont go on MLS and are sold through these companies networks.
