I have created a Google Chrome extension that boosts your property browsing experience, by offering filtering abilities on displayed properties (if you don't know what a google chrome extension is, its an app that runs on your browser instead of on your smartphone).I have big plans for this mini app, and I need your help in validating I am in the correct direction.

This week, 2 months later,  the PM sent another maintenance person out and found 2 issues:1. water leaking from the ice box water line.2. hole in bathtub floor that wasn't there in August 2017.Along with that, they provided an estimate for the extensive water damage due to these 2 issues.  

If it is more extensive then let the buyer take care of it.  

There are specific statutes that a written lease cannot override control, and are void or voidable.When the lease expires, and there is no provision for extensions or renewals, it becomes a "tenancy at sufferance" with a period of what was under the lease (commonly, rent is due monthly => a "month-to-month" lease). 

We think this qualifies as abandoned but my more immediate question is if we have extensively posted the property should/can we insure it?

I believe that FUNDRISE uses leveraging extensively but it has been awhile since I have reviewed their investments. 

Im looking at a Purchase Agreement and line 7 which talks about CLOSING. says,    "The closing of the sale (the “Closing Date”) shall be on or before _____90 days from acceptance__________, or this Agreement shall terminate unless an extension of time is mutually agreed to in writing.

I held off on giving them a 10-day notice until 9/23, after speaking with them and giving them a few extensions.

I’d get an extension on your due dilligance period, get estimates from contractors, present estimates to negotiate down on price.

I’m interested in companies that are reputable and have extensive experience with smaller to medium apartment complexes, say up to 50 units.
