They will always offer the basic 30 year and 15 year fixed, along with maybe one version of an ARM (the safest one, that most people chose).If you want something more diverse, than a broker can locate a lender that offers multiple ARM loans (3, 5, 7 or 10 year ARMs) or a loan term such as a 23 year fixed (this is handy for people that want to refinance but not extend their loan term).

As a sole employee S-corp I take advantage of a solo SD401(k) which allows much larger contributions which in turn we use to hold notes on arms length properties sep from the S-Corp holdings.On review since 2004 I have only taken a salary of 25%-30% of gross plus the 401(k) contribution.

You don't necessarily need to be armed with a bunch of privileged information before taking the first step.Give them a call, explain what you're trying to do (being sure to reiterate what's in it for them) and see if they have any interest.
