@Daniel Pitner All small multi family is going quick throughout the entire valley it seems and at a premium compared to the income they provide.I think a conversion of a garage or attached mother in law suite with a separate entrance can be a good play. 

Nice Side by Side on 9 mile road, 4 minutes from downtown Ferndale. 2 units each with own entrance and private driveway.

It basically has the same entrance open to the main floor but stairs down to a complete unit perfect for mom. 

Before I moved it upstairs, I would consider building a covered walkway from front door to back entrance, that way both tenants can be more comfortable walking to do laundry.

Main house has 3 bedrooms, 2.5 baths, and rental unit has 2 bedrooms, 1 bath - separate entrance.

The extra apartment I would consider a master suite, it’s on the third level of the home with separate entrances.

Speed bumps to the entrance.

Pros: It already has a seperate entrance from the back.Cons: We’d really like to use part of the basement for our own personal use, and would like to develop at least a spare room in the immediate future, and ideally the rest of it for personal use in the next 5-10 yrs.
