2/ you’re buying from a turn key company so they have to make disclosures to you as well as a closing cost sheet prior to you closing and taking possession.

TX is a non-disclosure state so would like to take advantage of that. 

It’s a big deal because instead of the closing disclosure I’m suppose to get 3 days before closing, I get news that’s I’m not allowed on the title.

Prepaid taxes, document fees, etc...You also have sellers disclosure, inspection, appraisal, etc.The last house we bought I represented myself and the seller had an agent.

No sellers disclosure was signed by me or the seller, nor presented at the time of closing.

Disclosure, I'm not a tax advisor, but speak to a local CPA. 

Because this is a Manufactured Home Community and their laws are a little different than a Real Estate Salesperson's legal responsibilities (I am an inactive Real Estate Salesperson so I know that law, and I know that this would be considered Disclosure Fraud), I'm wondering if it still is Disclsoure Fraud in this case)I've called several attorneys but nobody calls me back.Nancy Neville

The same with disclosures from the seller? 

As we buy more directly from homeowners, I don't want to deal with all the disclosure and compliance rules that realtors have. 

I am in the industry for full disclosure.
