Experience tends to come with less risk unless the syndicator is not above board and just wants to scale at all costs.Syndicators all have different models.

Perhaps a comment of "hey by the way" instead of a comment on the board making an assumption that someone is trying to do something wrong. 

One of the things we ermphasize with realtors when we teach our CI classes for realtor boards is that understanding how the 1031 benefits the investor will give you an incredible leg up when you are doing listing presentations. 

Brokers are another option, but unless they specialize in one or two products, they are throwing darts at a board and hoping it sticks.

Also, effectiveness of LLCs for legal protection is very often debated here on this board.

The horrible ones shouldn't be in the business, yet here they are.The other problem is we are making all of these issues go across the board when each state works differently.

I have done two moderately successful local BRRRRs and it would have been impossible to do them the way I did it out-of-state.I also house-hack my own residence and I can't recommend it enough for a beginner if everyone you live with is on board.

As a realtor I have access to tools that give me insights on the plat of land, then with that information I can call the cities planning and development boards to verify zone restrictions or use case for that property.
