Acquired over $5M in real estate - which includes the path of buying a duplex with my VA loan, a SFH 5 months later with a 1% down loan, a 4-plex with my VA loan 2 years later, built a custom dream home with an AirBnB suite, completed a horribly over budget BRRRR SFR, completed another SFR that went way over budget, sold my quad for a 4-unit office commercial space, sold my 4-plex for a luxury cabin in Oklahoma AND most recently bought a brand new home to use part time while visiting my girlfriend/future wife in Florida.All of this wouldn't have ever happened if my butt didn't get dumped.

You've got inputs and outputs and everything from the tools you use, to your personal brand as a property owner/manager affects your growth.

Just rent it for 1500ish assuming it's a 3 br, and call it a day.

Good day All. I'm having a dilemma choosing LVP flooring for a buy and hold remodel that will ultimately be a Personal Care Home in Georgia..The choices are Traffic Master LVP @$1.78/sqft, Duralux Rigid Core LVP $1.58...

I'm in the market for one of these currently because they're finally doing some much needed re-branding that will keep them in the game for much longer.

So to play in MFH in same market of opportunity means paying nose-bleed prices against other buyer's with no concept of cap-x, and having to compete against brand-spankin-new builds looking all shinny and with there assorted amenities like Top-Golf arena, pool, dog washing station etc.. 

I am brand new to the space, and I am wondering about loans and down payments. 

Also starting with a brand new property is nice for the lack of capex for a while.

I believe it's more likely that brand awareness for the Padsplit platform isn't there yet and most people are looking to FB, Craigslist etc. to find rooms or affordable places to live.

From gross rentals, a license fee (to use a well known brand hotel), and a management fee are deducted before I would receive my net rental income, which would pay for the mortgage, taxes, insurance, and HOA costs.
