For my wife and I our eyes were opened after selling our first home, though the odds were in our favor, we bought a new stick build home for $150k in Bend, OR in 2013, and by 2015 we had to sell and move to Salem to help my parents with their 3 buisinesses.

My son and I are now in Bend/Sunriver doing some stuff, as it's so easy to get through planning and building here, and costs for permitting is lower.

I'm just saying if you get an applicant that's borderline, don't bend your guidelines, or give the benefit of the doubt to people etc...I've also found 3x to be the minimum, and if it's low rent, you need to see what their real take home is vs debts.

@Roger Verastegui .. last time I purchased a property for 30K range .. (1 week ago) it had 3 sides of the house missing :) where you can see moonlight every night For Harris County/Brazoria/Fort Bend counties ...properties in that price should have first 2 and probably the 3rd one 1) Way out of the city 2) Will need MAJOR rehab .... easily same or more compare to purchase price. 3) War zone Happy Monday

You must move it is the catch .but I talked to another flipper over in Bend and he did the same thing and did very well.once you do this if you resell it in 24 months the only stipulation is that you donate 10% of net profitto our charity aheroshome.org

I will look into a noise statute but an old area of South Bend, IN is not likely to have that.
