Basics might be the same, but there are differences...for example some are cash (real cash), some wants checks/no cash, some want cashier's checks, some want it within a minute of the sale, some want it after lunch, some within a couple hours. 

The information about basic real estate investing has been democratized for quite a while, and I can't imagine there are any deep dark secrets being shared there that will get you rich quickly.

This is for sales and if you need to hold for awhile due to a market change in pricing.I did a flip in an area that was a secondary market, and basically lost a couple thousand on the flip not following this rule of thumb..

Would doing this basically double the lender fees since I would essentially be taking out two mortgages? 

So you're the guy cleaning up the yard, trashing out the house, working the rehab or supervising the rehab, learn some of the work you could do without much time...paint, demo, basic repair, cleanup, etc.   

I contacted the city and they are telling me it's "been too long" since they plastered the wall on their side (2018) so it's basically not their problem.
