The best way to meet syndicators who do Rule 506(b) Offerings is at live events like @Gino Barbaro's Multi-family Mastery, REMentor's Ultimate Partnering, or Joe Fairless' Best Ever Conference.

Don’t give them the address of the property as this might trigger an event that will cause change.

At least attend some city council meetings where it is on the agent, or talk to your councilperson for advice. 

There are usually 5-10 RE investor meetups and networking events each month, as well as a few very active FB pages.

I was curious, when I go to classifieds and events it allows you to search for events within a radius of where you are.

As others have mentioned, I recommend starting to attend some local meetups here and there just to start brushing shoulders with other brokers, investors, wholesalers, etc. to really get your feet wet without putting money on the line. 

Expand your network and explore social media events.
