I'd say that most newbies don't understand concepts of contributory negligence, tortuous conduct and implied warranty matters, contingent liabilities as to representations, or the different types of fraud that in most areas must be shown or proven and others that are assumed placing the burden on the accused such as mortgage and bank fraud by statute.    

As a result, many listing agents are accused of coaching their clients on what to bid.  

And if Tenants accuse you of discriminating against their Daycare in your property, you, the Landlord are the bad guy, per State regulations. 

I did not charge the tenants as the bathrooms were more than 30 years old as I didn't accuse my other tenant with the toilet leak twerking on the toilet.

You're going to have to do better than conjecture when it comes to accusing someone of breaking a marriage contract.

If a tenant is scheming and tries to accuse you of something, just the mention of the fact that you have your entire visit on camera will probably deter them from pursuing it.
