Bigger house is going to take more money to maintain (e.g. tenant moves out, more rooms to clean, more paint to touch up or repaint, larger foot print in terms of roof, etc, generally speaking).

If you do what I suggested above, the only expense is the rope or cable, the time will be a few minutes, you'll have more time in painting touch up or finishing the woodwork after taking it apart.

That being said, I think the current bathroom is actually pretty comparable in terms of other competition in the area, so the answer may be to leave as is or do just very minor touch ups (new mirror, fixtures, etc.)We're also in the middle of a kitchen remodel (covered by insurance due to a flood we had), so part of the motivation upgrading the bathroom is to make it match the quality / freshness of the new kitchen.

Place is pretty nice 2/1/1, brick, could use a day or so of clean up, touch up but is pretty decent, about 1200 square feet, MLS at $62K IIRC.She says I can snag it for $55K since I'm cash, so I offer $40, we settle at $52.

There are other factors to consider too like new shoe moulding around the baseboard (if that's required), if the paint job is more expensive to keep the floors clean or the touch up or dust cleaning is another issue.
