The mere thought that you would let a property sit for months while you pick the best tenant would make my bookkeeper and insurance provider shake in their shoes.

However, I manage all my own properties, and do my own bookkeeping/banking, and have a regular job, contribute to Bigger Pockets, am studying for my real estate license, and help search for properties for an out of state investor.

I'm using Quicken Rental Property Manager for the bookkeeping and Acurent for the website (may switch this, since the tenants don't use the maintenance request feature).

If you don’t your tax prep fees will be outrageous because someone will have to do all your bookkeeping first.  

So, our bookkeeper get it, records it as a utility chargeback to the tenant, the tenant pays for it, etc.  

It is important to put good detailed info in the memo line so that your accountant or book keeper can rearrange things as appropriate.
