I'm priced up by another 1000$ considering the size of the home. 

We have people from Marco all the way up to Sarasota, and others that come from the East coast that join the meetings

If you get your system and modeling down and follow what I mentioned above with respect to coming up with your strike price/offer price, you shouldn't look back if someone overpays for the property.

They’ll suggest how much rent they can get, they’ll do the advertising, they’ll do the screening.

They've seen the peaks and valleys (08 crash and now post covid crash) and they've done unbelievably well investing there. 

No need to invest out of state, when you are in one of the best places in the world to invest in real estate.
