San Antonio is a hot market still for flipping.

Personally, I would never live in PHX, but that is all personal biases (I prefer seasons and greenery), and clearly lots of people choose to live in PHX.At the end of the day, I would argue market selection almost only comes into play when you are talking assets that cater to institutional buyers that have to get investment committee sign off. 

They work well in areas with steady rental demand like suburban neighborhoods or cities with strong job markets​​.Considerations: Your property management needs will be lower, but rents may rise more slowly over time compared to short-term options.Short-Term Rentals: High Risk, High RewardAdvantages: Short-term rentals can generate significantly higher nightly rates, especially in vacation destinations.

But it goes to show everyone reading this that marketed projected returns are often the primary metric many investors look at.
