I think it looks like a good purchase as long as no differed maintenance pops up, such as a huge plumbing issue or anything else like that.Have you thought about how else can you get additional revenue, like laundry machines, wireless internet with a month access code, DVD rental, or vending machines in the common area?

It is about 1680 Square feet finished (840 per side), side x side (mirror image), 2 bed, 1 bath duplex with separate everything (Gas/Electric/entries/laundry), a 2 car garage w/ 1 extra off-street space, big back yard, great views of the park, and in a phenomenal location.

The one thing I did was get single hung for the rentals , no need for double hung , I have never had a tenant wash the windows .
