I have been to several meetups lately and there have been several comments about several deals with them running into trouble recently, but no one could give me any specifics. 

Having a mortgage presents an additional hurdle. 

It’s from a couple years ago but have net seen any comments on this.

@Sam TrightBesides the other comments above you also start really walking or crossing the fine line of selling securities when you start bundling up parts of a note and selling it to different people.

If you don't screen them, then you don't know what kind of risk they present.

You presented a perspective I had completely overlooked.Would you still recommend negotiating a lower purchase price vs cashier's check on closing given that we're in a higher income tax bracket and thus capital gains tax could come into play in the future?
