Builders are buying down the interest rates to 5% making payments work for cash flow.

It has a 44.15B market cap so it is one of the biggest home builders in the US.

I’m interested in talking to someone who has done owner builder loans for a rental or even a single family home for themselves.

Norman,The policy I used most often on the fix & flip situation you described is a "Renovation Builders Risk" policy.  

P.S I got both the properties from builder's lender at around 6% for 30 YR fixed and will be planning for Cash out refinance on 1st property to get 70-80% of my down payment money back and invest those in getting more properties.For new construction, I am pretty much confident with my previous experiences and will be a smooth ride for me.

going to be tough sledding right now with many builder developers taking a year or more off .. this can be done I have done it over the years. but its NOT EASY .. land sellers are going to want to know you have money to close on the deals before they let you tie them up..

I thought it worked was try partner with local builder-GC- 50-50 to build spec homes. 

Also, you don't say where you are, but many states do not allow you to do 'Owner/Builder' work on your investment properties, just on your own personal residence....
