Only threat is that interest rates go up instead of down; however, the federal reserve has been very clear about rates going down and have already started lowering rates. 

They have been on the market for about three months now and I am working with my realtor to get them sold sooner.The remaining properties have loans on them with one being free and clear and vacant, two being vacant with mortgages, and one is currently rented with a monthly mortgage payment due.

That did clear up some confusion.

Clearly these are just example numbers, but it is how I would look at it.And then layer in if refinishing all the 1 beds is a $100k renovation, but converting into a 4 units is a $150k renovation, now you are spending more money to create less revenue AND have a property worth less at the end of the day.  

Yes, there is a ton of data out there clearly saying Realtors get more, and honestly it shouldn't be a surprise because we simply have more resources, more experience with those resources, more connections, huge network day 1 and on and on.

Everything is clear after the fact.  

Currently, I’m working on clearing my debt and saving as much as possible, with plans to start my journey by house hacking with my partner.

There are likely other creative options, but perhaps you can buy cash with your next purchase and then lever up after you’ve clear your PAL bank.
