I ask because I looked at a few 2-family and 3-family homes and they all have very small lots (from what I am seeing currently on the market) which are like 3,000 SF lot... and this seems too small for comfort per family who wants a parking space plus some backyard area to play and have a BBQ.

You could offer up BBQ's on the weekends or other perks to make them feel at home.

We plan to add several other revenue streams, including renting out onsite storage that was previously included with units, covered parking, revenue gain from a new laundry facility (just completed), and adding amenities such as a grill patio and play structures.We project the IRR for a 5 year hold to be 23%, and a 10 year hold at 20%.

The grill cover only sticks out bout 6”inches off the wall.

Also, if you, like I, are already a buy-and-hold investor, you may forget the capital gains tax you’ll get hit with when it’s time to belly up to Uncle Sammy’s Bar & Grill!

What's next, no skateboards or BBQ grills?

HOAs typically can only enforce common area things and if decks are considered common area I would throw a weekly BBQ on the deck of the HOA president (no permission needed).
